I have an exit strategy, but how do I apply it?

Hi all!!

I have an exit strategy in my contract on a wholesale deal, but how do I apply the exit strategy?

1) Do I write a letter to the seller explaining why I'm backing out of the contract?

2) Are there any examples letters online?

3) Lastly, would I also write a letter to the title company?
