Need help with a wholesale deal.

Im new to wholesaling and been marketing for a month. Today I got a phone call from a lady regarding to one of my bandit signs. She told me that she needs to sell a house she inherited from her mother that recently passed away. When i asked her if the house is under her name, she told me yes along with 9 or 10 others. I dont know what to do in this situation and the house is a small 1 story 4 bedrooms, 1.5 bath and 6 acre lot. I couldn't find any comps in that area with similar features and recent sold. Her asking price is 75,000 and the lowest she'll go is 65,000.  I need advice as this is my first seller lead and I'm stuck!!
