Should seller file for a quit claim
Hi guys, I am attempting to get a property under contract to wholesale. The property has the seller and his niece on title. Both are in different states. The seller is ready to move forward with signing the contract, however the niece has been stalling and trying to think of every excuse to sign the p&s agreement via docusign. The seller and I both know that if she doesn't sign, we cannot move forward. I asked the seller would he be willing to file for a quit claim deed to have her removed from title. If she is not cooperating with signing the contract, I'm sure there will be more issues when it's time to close. What would you guys do if you were faced with this challenge?

The seller cannot remove the niece from title without her signing the quit claim deed as well. In order to accomplish what you want done you will have to convince the niece that selling the property is in her best interest. Good luck.
