what did you look online to find that information ? and how did you get the monthly sales and listing info? thanks I am looking to do some research in my market right now

@Brent Hill @Sean Walton thank you for the information and advice, Im defiantly not looking for someone to hold my hand, I am sending around the 4000 postcards a month now for the last 3 months, but its seems like a challenge to get the deal here, very high competitive seller market , I do have patience and I am doing it it full time. I'm looking for a program that will fit to our current market and business  and not something general, on how to wholesale , obviously we need to look and do something that is different than our competition , and I feel like I need a bit more help to set the proper goals and to focus on the right things. I do want to try and target the high end market, I think there is less competition up the ladder , and if I can find a deal that make sense with the numbers I am sure I will find the buyer. I will defiantly check it out .

Thank you@Brent Hill I'll defiantly will, I am a realtor as well in Florida and I am curios to know how did you implement the information you learned into the business, what helped you the most? does the coaching also describes about creating system and hire people as the business grow or to make the business grow?  

@Brent Hill thank you for all the information, started to listen to @Michael Quarles podcast recently and I love the way and the information provides,  I am pretty new in the business but already mailing worth of $1500 a month couple of months with no deals yet. I am looking for some help ,to feel accountable , to focus and structure my business better so I can grow, have better organize weekly schedule , better targeting my goals. do you think the program is for me ? I am doing it full time right now for couple of month, also a realtor in Miami area 

@Percy N. I Know all those Formulas, there is no comps for 1/1 and I don't have so much of estimate of repairs, I'm expecting for a bit different advices than follow the 70% formula. thanks anyway 

Allen Chaney I was thinking about it too, I just don't know how much the entire planing, permits and repairs will cost me and considering 2/2 sells for 200-220k what will be my offer? They have no asking price but they mentioned they going to do highest and best between 3 investors that sent letters like I did. Its pretty hot Market here in South Florida

Hey guys, I need your help and advice

I am working on a probate lead, and need to give an offer asap, I know there is other investors and the owners have some realtor friend that going to do highest and best....

its a single family, 1/1, living area 1400 sq. the house need updating like

kitchen, floors, paint, bathroom . the only problem is that  i don't have comps, no 1/1 just 2/2 or 2/1 thats sell for 200-220k 

Im not sure what offer to give, and I am planing on flipping it or even hold, I want it to be my first flip

ill say the house also in foreclosure, judgment about is 136k 

I would love if I can learn from creativity on how should I win that house and what should I do with it

Scarcity Mindset but I'm trying to push myself further, I've been doing marketing but not so much , I'm trying to find that missing link and to figure out the actions i need to take and go all in!

@Ryan Billingsley Great for you man, It is always great hearing about success after all the hard time you had, its defiantly motivating to keep going and believe the deal will come, we are in very hard mental game over here. 

Do you mine sharing whats has changed from not making deals to suddenly own it, what action did you take, what kind of marketing did you use and services, how many months did you mail to those lists 

and if you go backward to your beginning phase what would you do today that you didn't do then.
