Wholesaler Trying to Find Good Areas

I am new to the business and wanted to ask some of you seasoned pros how you suggest I go about determining which areas to send direct mail to. How do I know which areas are to avoid and which areas to focus on? I am in the Dallas Fort Worth and Houston markets. What kind of research do you suggest? I don't want to blow my marketing budget.
