Hi, Most real estate filings are online so I Imagine you can search the records in your farm area.

I can see why you would want to know:

1. A QD filing being used as a deed-in-lieu-of-foreclosure will lead you to a lender before a property hits the MLS.

a. REOs as we are all familiar with.

b. Seller financed deals and installment contracts. If these went back to the seller chances are you have a property where seller financing will be possible again!

2. A QD used in a divorce (same last names of grantee and grantor) may be a property for a FSBO deal. Often when one gets the house the person in it finds it's hard to cover the mortgage with the loss of income from the X.

3. QDs may be used for estate transfers between beneficiaries or heirs, another prospect for a purchase before the property is listed.
