Where can I get an option to buy offer letter

Hello, as a new investor, I have sent out about 1000 direct mails. So far, I get no deal and I am afraid to give offer. I am thinking to write an option to buy offer to the seller. In the biggerpockets, I found the the intend to buy offer letter. Are they the same? Personally, I think they are different. Anyone here can share a sample of option to buy letter with me?
