I have addresses. Now what??

I found an area I think I can have success with. In fact I am having success with my own property in the neighborhood. I've collected some address and bought stamps. If I can find the right seller finding a buyer should be no problem. Now what? What do I say if someone calls? What document do I present them with if they want to sell? How do I protect myself legally?
