I need help I have someone selling a farm and I know someone who buys farms. would I sell this as if it were the same as selling a house? would I use a land contract for this and does anyone have land contracts?

I have a home owner that has 3 properties that I would like to purchase with a cash flow if $2400. They want 185k does this sound like a good deal and we're can I get the money to purchase. Thanks

I have a home owner with 3 properties they want to sell as a packaged deal. Has $2400 cash flow they are looking for 180k. I don't have the money what should I do to get these properties?
