Hello everyone...Motivated newbie in Denver. After a couple of years of reading/research on REI I finally stumbled onto BP. I'm only a few days in and "wow" what a great resource! Picked up a few books already (Brandon's and J Scott's) and cant wait to dig in. No REI experience yet (just buying/selling homes I've occupied). My goal is to eventually get into flips. To build up some seed money (currently have $25k in an IRA) I'm interested in doing some wholesale deals and trying to get educated on it. I've heard some general negative comments about those who wholesale and their tactics but I still believe it can be done with integrity and a win/win for all sides involved. So to all you seasoned investors/flippers/realtors out there who have purchased deals from wholesalers....what are the top things you look for in a wholesaler?? What info do you want the wholesaler to bring to the table so you can determine if its a deal/no deal?? Thanks in advance for your advice and I'm looking forward to doing some local networking...
