@Fred Stevenson...newbie here who recently moved to Tampa (from Denver) trying to acquire some MF rentals (some flips along the way wouldn't hurt either). I hate to sound redundant but I agree with @Account Closed...Im still learning the local area but Port Richey is more of a cash flow play than appreciation. Networth Realty doesn't offer a lot of turnkey rentals but occasionally they do (and when they do, they are typically very good for cash flow). You can find better deals in Port Richey for way under $133k. Good luck to you !

So I take it there's too many hoops to jump through to make a basement apartment a profitable venture in Denver metro area? There are a lot of mother-in-law suite basements available in SFH's at a better price point than traditional duplexes (even with having to add egress windows and a separate entrance). But after reading this (and other posts on this subject) I'm realizing there's a lot more to it than that??

I'm a newbie to BP as well. I'm from SC and moved to Denver CO about 3 years ago. Looking to do wholesaling, flips and maybe some rental property in the Springs (at least the price point is lower than Denver). Love the Charleston area (have some family there). Denver and Charleston have one thing in common- HOT markets! You're a brave one to want to take on some historical properties. A lot of hoops to jump through but someone has to do it.. I wish you the best

Good points @David Bokman...sales and marketing are really the basis of the wholesale deal (good negotiation skills are a must). There are so many avenues for generating leads...what has worked for you in PA??? When you find a potential deal, how much leg work are you doing (comps, inspections, etc) to get the ARV ??

Thanks @Bill S....I'm sure you have multiple strategies for bringing in leads but do you have a few "go-to" local wholesalers that bring you deals?  If so, how in-depth do you want the wholesaler to be with the potential lead (comps, inspections, video of walk-thru's)?

Welcome @Clint Jones -- from a fellow Southern transplant (moved here 3 years ago from South Carolina). I'm also brand new to BP. Dig in to all the great resources available here (downloadable books, podcasts) which I'm currently doing as well. There are local REI meetups which are posted on the site (sorry I don't have the link-newbie problems). Let's chat sometime--I can at least point out some decent local "southern food" restaurants

Hello everyone...Motivated newbie in Denver. After a couple of years of reading/research on REI I finally stumbled onto BP. I'm only a few days in and "wow" what a great resource! Picked up a few books already (Brandon's and J Scott's) and cant wait to dig in. No REI experience yet (just buying/selling homes I've occupied). My goal is to eventually get into flips. To build up some seed money (currently have $25k in an IRA) I'm interested in doing some wholesale deals and trying to get educated on it. I've heard some general negative comments about those who wholesale and their tactics but I still believe it can be done with integrity and a win/win for all sides involved. So to all you seasoned investors/flippers/realtors out there who have purchased deals from wholesalers....what are the top things you look for in a wholesaler?? What info do you want the wholesaler to bring to the table so you can determine if its a deal/no deal?? Thanks in advance for your advice and I'm looking forward to doing some local networking...
