Wholesaling to buyer using bank financing

So I have my P&S to buy and my P&S to sell. Can wholesaling work if the end buyer is using a traditional bank loan or do end buyers have to have all cash?

@Wade Stahle,

I did my first fannie mae mortgage to an end-buyer picking it up from a wholesaler a while back. Said wholesaler put together an all-BP team - transactional lender, escrow/title, lender for end buyer(me), and so on. So, yeah, it can be done. 

I'm far from a genius, but I'll be so arrogant as to state that my IQ is slightly above that of a typical brick. Many lenders are dumber than a brick. That's going to be a challenge you face.
