Wholesaleing Partner

I met this lady that is looking for a partner for her business. She is basically a wholesaler. Says she has everything lined up as far as buyers/investors lawyers, etc etc. She is looking for partners to actually put in the foot work and find deals for her. The partner then gets 50% of the profit from the deal if it goes through. Does this sound legitimate? I'm just getting into REI so I want to know what to look out for.
