My bill is usually between 130 - 200 for a 4 bedroom 2 bathroom house. This past month was 511....I would like to think it had something to do with the pipes freezing and having the water on all day one day last month. But even when I filled up my 16 foot pool, my bill only increased by 100$. Im not sure whats going on. I was just going to wait for the next bill to see if it went back down before I started to panic.

I had this EXACT same scenario in Norfolk.  I went with ductless and I am happy with my electric bill this past January lol. I think it was about 7K to install. I have one in each bedroom.

Hey @Salim Riviere welcome to BP. Have you tried looking the addresses up on the city assessors website? It usually has the owner's name and a mailing address.

I ended up DIY'n it. Was pretty simple, house hasn't blown up yet. I did get a defective water heater initially, got it filled up to realize it didn't work...that was fun.

@Johann Jells we were wondering that too. Every plumber was talking about possibly having to move pipes (of course costing extra). We ended up just using the flexible gas lines

Do spend a lot on the maintenance of this unit Tiffany?

This is actually my personal home.

I had some cheaper quotes from the Craigslist people, but I do not think they are pulling permits (Or is that something i do?). The labor for home depot was about 500 but it included the permits.

@Bob H. @Bryan O. Excuse my ignorance here...but if the old one does not need an expansion tank can I assume I dont need one?

@Jim Adrian @Joshua S. I was quoted a price from Home Depot. 914 including the water heater. Did you all not have to pull permits? I think I am supposed to in my area.

Reading is fundamental...I've seen far worst land lord stories up here, but to each their own.
