Each area is going to be different. In my opinion - The MLS is your best resource for what's sold in recent months for comps. You need to have your RE license or be working with an agent to gain access.

@Karen Schimpf... Thank you for the insight. Indiana is a low entry barrier market with stable job growth. I started there with resi properties and recently decided to investigate the commercial side. I have "boots on the ground" already established (prop mgmt. and any maint/const needs), but I understand your statement. I'll find someone who will work with me eventually :)

@Eric Schleif... Asking price is $275k. Goal is to get closer to $200k. Right now, we are at $235k with negotiations.

Hi All,

A newer investor here. I'm looking to accelerate my growth here and I'm currently eyeing a 10 unit apt building in Indiana and I'm running into challenges with finding a lender. Probably because I'm not looking in the right places? Investor friendly banks that I'm aware and have spoken to only have products up to quadplex.

Any thoughts on where to pivot my search to? Much thnx!

Can anyone recommend a Commercial Realtor in Indy? I'm an out of state investor and am looking at apartment communities for sale in the area. Need some guidance on a particular address that I am interested in. It is for sale currently on LoopNet.

I would also check your local MLS to see if you can find "cash buyers" from settled transactions in your zip codes that you are targeting (no mortgage info will be listed). If you don't have access, hook up with a Realtor who can pull info. Easy to find via property records. If the buyer is an LLC, look them up online and reach out. If you see the name of the buyer as an individual, reach out to the settled property listing agent to try and obtain contact info or ask them to provide your info to the buyer. Savvy investors will always want to network to find deals.
