@Seth Nadreau I just want to clarify. 135k-140k without my land? Would that be subbing it all out or considering me doing doing a lot of interior carpentry roofing myself?

@Seth Nadreau I was planning on managing it myself and doing a lot of the work except HVAC, Plumbing, Electric. Im surprised that it still may cost that much on my own land!

@Seth Nadreau Old thread but with the new price increases in material have you heard or seen owners builders doing it for $100/sqft today? Im hoping to pull off a 1250 sqft build for 100k. Would you think its possible today?

@Spencer Abeyta so you're saying its $100/sqft to build JUST the shell? When @Ryan Sanders is saying he's getting generalized quotes for $100/sqft for a complete home? Someone is off target. Im interested in getting a generalized idea of what it may cost me to do owner builder and subbing out the shell........ 

Am I the only one whom refuses to buy? The market is sky high...I believe lower prices are coming and will capitalize on the next wave. What do yous think?

@Tom Parris is it possible for me to do owner/builder for a future rental duplex @ $65-70/sqft ? Im a roofing contractor so I can manage the roof, decking and I can also manage a lot of finish work myself i.e. window, doors, trim, drywall etc. You mention you can build for $70/sqft in Tampa, is that with a basic lot and impact fees included in your total? 

@Jay Helms @Upen Patel Gentlemen, one more question. Can I cash out refi to do the owner builder WITHOUT being an LLC during construction THEN deed it to an LLC after its complete? I ask because I can only do owner builder as long as Im not an LLC in my area. LLC's must hire a GC to run the build here and I want to do the GCing myself.

Hello BP! I'd like to build a duplex cash, owner builder, than refi and build a second one owner builder. What are my financing options? Through a simple google search, theres wasn't many. Any ideas? Thanks in advance!!!!
