Dealing with Agents when wholesaling!

I found a property that is a potential property, I have a seperate agent running the comps for me. Once i get them ill have an ideal of what i can sell this house for. However the house is being listed by an agent and i dont know how i should approach them with the assignable PSA. Should i be honest and straightforward with them, i dont have the Proof of funds to reassure them that im not wasting their time. what should i do and how should i do it.
