Searching for a deal in the Sacramento area

I have been driving around two different neighborhoods in the Sacramento area, it seems every 5th house in these parts of town are in the process of being re-habbed or have been already. I'm looking to fix and flip a house, single family under 1300sqft, something manageable for my first flip. I have my budget and haven't found a deal yet that works with my numbers. Is there anyone around the Sacramento area that would like to recommend a wholesaler or is a wholesaler themselves?
