hWat is the typical referral fee for those transactions?

I am an agent with my license hanging in Colorado, Can my clients LLC use me as their buying agent for a property they want to procure in Utah?

What are some of the more uncommon, difficult, or abstract real estate transactions that would cause someone to look for a specialized agent?

I have been canvasing the Oak Park area of Sacramento and come up with a few leads. I'm finding that most of the deals I thought looked good are in the wrong part of the neighborhood. Any advice or leads on potential flips would be appreciated.  

I have been doing a lot of research and found that the smartest way to build wealth with my money is to invest in Real Estate. So I am pursuing my License and looking to network with other investors to flip some houses as well as start my own LLC.

I have been driving around two different neighborhoods in the Sacramento area, it seems every 5th house in these parts of town are in the process of being re-habbed or have been already. I'm looking to fix and flip a house, single family under 1300sqft, something manageable for my first flip. I have my budget and haven't found a deal yet that works with my numbers. Is there anyone around the Sacramento area that would like to recommend a wholesaler or is a wholesaler themselves?
