Have name of deceased owner- now what?

Hey guys!

So, I got a lead on a house whose owner passed away (elderly gentleman) about a month ago. Drove to the house to see what condition it's in, and it's in pretty rough shape, so there's definitely a chance that his children might want to sell it without having to fix it up.

However, I'm stuck when it comes to what the next steps are. I found his obituary and tried finding his children, but no luck. Any advice on things I would be able to try?

I'm sure they're going through a tough grieving process, and I don't think it's prudent to leave something at the property concerning the purchase of the home. Or perhaps a nicely written letter expressing my sincere sympathies would be ok?

Thoughts?
