Higher escrow deposit request

Ok so I've got a seller that reviewed my contract and wants me to put more money in escrow, $990 more. The property is right on the edge of a sweet spot in South Philadelphia. It's at 24th and Moore and anything West or South of 25th and Moore and it's less desirable. Are there any buyers on BP that think buying a property that just had a tenant evicted on March 1st for 55k a good deal? It's in livable condition but even if it were to be gutted and rehabbed at $40 a square foot you'd be all in at 95k and have a 195k property. 

This is going to keep me up all night I know it.
