wholesale vs. auction

hello, 

  I am a wholesaler and i realized that a lot of people want to get out of their homes fast but they expect retail price on their homes.    I thought the only way is to hold an auction on their homes.   Is it easier to start my own auction house and auction out their property or to outsource this service.  If i outsource this service how on earth can i profit from this and not spend all my time doing charity for motivated sellers?
