Call from Probate Direct Mail: Now What ?

I recently was contacted by a person from my probate direct mail campaign. The lady does not own the property but is handling the probate of her deceased niece. She is the executor. The house currently has a mortgage and is 3 months behind on payments. She is getting letters from the bank asking if she would like to take over the deed of the property and if she did, she would have to short sale the property. The lady does not want to take on the responsibility of the property and would like the bank to just take over and foreclose. I would like to know is it possible for me to do anything with this property ?

The executor is having a difficult time getting information from the bank, because she does not hold the title and is not willing to take responsibility. Also I would be looking to wholesale this property.  Any help on where I start with this would be appreciated. I am new to business and really just excited that I got a call back from my direct mail but now where do I go from here. (Please let me know if you need more information concerning the situation)
