Why not just go to a real estate agent?

Hello BP, In the case of wholesaling why wouldn't these sellers just go to real estate agents in the first place? Also, I'm assuming wholesale deals only work with cash buyers? Am I correct in saying that? Thanks,

Reason 1, they are so frustrated with what is going on in their life they don't think about going to an agent.

Reason 2, they want money now, they don't want to wait 6 months.

Reason 3, they don't want to pay commissions on a quick sale that is under priced. Further reducing what they receive. 

Cash is generally preferred, but some people will do owner financing.
