Have an investor in California with 40k im licensed in MA

I have an investor in California with 40k and wants to invest it in real estate. They are reaching out to me asking me to help them, but i'm only licensed in MA. Should I refer them and try to get a referral fee? or wholesale to them? or partner?

@Devlin Harding  you made me chuckle  not much in CA for 40k... not sure what this guy was thinking maybe he was thinking MA is really MI  and got his initials mixed up. plenty to buy in MI for 40k
