Asking for a non-refundable EMD for co-wholesaling a deal

Question for Wholesalers,

I have an option agreement I want to have signed between a wholesaler and I, to protect me in case the wholesaler sells the property (they have under contract), without letting me know in advance of going into escrow with a buyer, and that they have done so.  I do not want to collected an earnest money deposit from my buyer, with no property to co-wholesale.

Do any of you ask for a non-refundable EMD to co-wholesale a deal with another wholesaler?
