I have a potential wholesale deal on my hands. The ARV is $260k. The seller's mortgage balance is $187,571 and he has about $11,000 in liens. The seller wants to walk away with $5,000. When making my offer to the seller, do I include the lien amounts in my offer? (187,571+11,000+5,000=$203,571
