Thank you for replying Steve. I agree the deal is cutting it close. In general, on a wholesale deal, do I add the lien amounts to my offer to the seller?

I have a potential wholesale deal on my hands. The ARV is $260k. The seller's mortgage balance is $187,571 and he has about $11,000 in liens. The seller wants to walk away with $5,000. When making my offer to the seller, do I include the lien amounts in my offer? (187,571+11,000+5,000=$203,571

The property needs $26,000 in repairs. There are 3 hospital liens that total $6,298.24. There is one from Revenue Services Inheritance tax division in the amount of $2,454.68. Another from an credit company for $1,475.28. Real estate tax for $1,061.25. The mortgage $187,602.54. The property's ARV is $260k.
