How to find distressed properties?!!!

Hey, guys Tarek here 18, from Houston, Tx. Ive been marketing to motivated selllers via: 

newspaper ads, small local publications and driving for dollars. Now my question is I want to start using direct mail, but how do I select a targeted neighborhood to send these letters to? Do I go by how old the neighborhood is? I have no idea, please lety me know!
