Does Year Built Matter Determining ARV?

quick question, when determining ARV of recent sold comps, does the year built come in play? seems like the newly built homes such as from 2001-2005 were sold at a higher price aside from the 1981 built ones fully rehabbed being slightly or even drastically lower. hope this question made sense but thanks.
