Wholesaling in NE Oklahoma

NE Oklahoma wholsalers, I'm curious about how you get a house under contract and execute your deals. I live in Orange County, CA but I grew up in Henryetta, OK. My brother is still in OK and we are partnering up to do some wholesaling in that area. Do you have any recommendations for good real estate attorneys, CPAs, or real estate agents?

What exactly do you want to know? I usually find leads that aren't listed anywhere, most of my buyers have agents they work with to keep an eye on the MLS so that anything listed they already know about. Also, in my experience, agents don't want to work with wholesalers as they see them as either threats or not serious buyers. Not saying that's always the case, just in my experience. Once I'm contacted by a seller and evaluate their property, I make an offer and get it under contract. In the contract, I put "and/or assigns" after my name as buyer (this allows the contract to be assigned in Oklahoma) and once it's signed by myself and the seller, I take it to a title company. There have been several threads here on which title company to use in the Tulsa area, I use First American myself. Then, I contact my buyers who might be interested in the property and take them to see it, or put a keybox on it for them to look at themselves. Once I get one of them that wants to buy it, I assign the contract and take that to the title company, then wait til it closes and I can get paid. Let me know if you have any other questions.
