Direct Mail Campaign - Comments are apprecaited

Hey BP brothers and sisters, I am looking to get some input whether I've picked good criteria for a direct mail campaign before I pull the trigger and spend the money. 

We've decided to focus on Brandon, FL (suburb of Tampa, FL). 

List is:

Absentee Owners (individuals only)

Single Family Homes - 2+bed, 2+ bath

LTV of 70% and less

Tax Assessed value of 60k - 180k (we based this on the median home price in Brandon being 16k)

Purchased property between 2003-2008 (we figure this will match well with the built up equity)

Thats it.
