In regards to dealing with the sellers, I would clearly tell them what the "and or assigns" clause means on the contract, that I plan on shopping the contract around to local investors, and that I won't be the one who shows up on closing day. I wouldn't enter into the contract of I didn't think that I could move it. I'm not just throwing around contracts to see what's going to stick. I do have integrity.

I understand how my OP could be misconstrued and I apologize for any confusion. I'm a little upset that the immediate response by valued veterans is to attack, degrade, and belittle me for my youth and apparent naivety. I would think they would have more class than that.

Thank you to the people that actually had constructive advice on this. I really thought this was a helpful environment; everybody seemed so nice so far. 

Nowhere in my post did I say that "I'm only worried about getting out of the deal." It is a legitimate concern. I am young. I don't know a lot about this. Which is exactly why IM ASKING FOR ADVICE FROM PEOPLE. Of course I will be doing the due diligence and trying to find good deals. 

If you really think that I'm not using other sources to do research you are sorely mistaken. Sorry someone screwed you over in the past and you feel big and strong taking it out on someone who is literally just trying to learn.

I never would have thought that other wholesalers would want to team up or help out. I figured that any help given would be helping the competition. I'll definitely go to the next REI meeting and make some contacts. Thanks for the advice!

Hey BP,

New user and future Real Estate Investor from Richmond, VA here. I was wondering if anyone from Virginia would be able to share a Wholesaling Contract template with me that includes a "walk away" clause. I want to make sure that if I am unable to assign the contract I am still able to walk away from the deal. I know I would lose the deposit on the contract but I am ok with that. Just want to make sure I'm not stuck holding the bag. Thanks!
