Finding motivated sellers

Hi Everyone,

OK I'll get straight to it.. I started out looking for motivated sellers by posting ads on Craigslist stating that "I buy houses".. I set up a Google Voice number to receive calls and catch voicemails. I'm noticing that I'm receiving calls from other investors that buy houses and not one motivated seller. I mean that's good to be building a buyers list but how would I catch the attention of the motivated sellers??

Code violations are usually handled by the police dept in the county.  Some don't make a list of violators public, some do...

By far the best leads are delilnquent real estate taxes.  Some counties make this list available for the asking.  Call the -county- tax commissioners office.  Ask for delinquent real estate taxes list.  If the list is not public, you can scrape it with labor:  google:  -county- tax commissioner.  Look for "pay taxes".   Click enter name.  Enter just A, then B, then C, search.  You'll see names in red with late taxes.  Very labor intensive.  Definitely the lazy will never do this.  :)
