A wholesale scam, I'm nervous!
Hi everyone!!
So I've been over here just thinking some thoughts that may be reasonable or not. I don't know but I want someone's opinion because I feel like a crazy person.
I was thinking what if I found a property that I wanted to wholesale and I got it under contract with the seller but then it turns out the seller isn't the owner of the house or has no affiliation with the house at all. How can I prevent this? I am a newbie, beginner, etc...so don't be too hard on me (I've been reading people bashing wholesalers but that's another post LOL).
Am I making sense here? I am trying to articulate what I am thinking but I am having trouble LOL. Let me know.

I once had a girl try to sell her grandma's house. Negotiated and agreed to a sales price. Then drive an hour to my escrow office to sign hoping to pick up a check. When the escrow officer asked her for her ID for the notary, she said she left it in her car and had to go out and get it. She never came back inside and stopped answering the phone. LOL
