Property under litigation.
Came upon a property. Seller is interested in selling but I will have to follow up in a few months. Due to it being in litigation. What would be the reason of that? (I didn't ask : /) now would there be any reason for that to stop me from wholesaling it? Are there terms and things I must be aware of? Can I even move forward with this? I will follow up and find out more later on. But this is the first I have encountered this. Thanks again.

Without knowing what the litigation is, you don't have much info to respond to. I would try to find out as much as you can about the property and the sellers situation.
A good real estate contract should protect you to give you clear title or allow you to pull back out of the transaction. So why not start negotiating now why no one else is looking at the property?
