Welcome to BP!

You can get your tail sued off, weasel clauses, LOL, you can end up in court, how you do it, matters as well as with whom and where. Follow the guru trail, just ahead of the clown car, it can take you to disaster. 

Start reading the wholesale forums, then ask yourself what you think you should do trying to get into real estate. Good luck. :)
