First House Under Contract! Looking for strategies to get this property sold to the right investor?

So I landed a great deal, and actually this is my first under contract!

I've worked out the numbers a hundred times, and know it's an easy 14% ROI with minimal work. However, the first investor I had in mind for this property just got into something else and would want to wait on this one.

So I'm wondering what some strategies would be to get my deal out there and sold.  I just posted it to Craigslist, and I'll be reaching out to a few other investors today.  But I know there has to be a ton of great ways to market this.
