I can recommend Tony Elena with Elena Contruction, he does lots of work for local investors, and is one of the few contractors locally who will answer phone calls and take new work. I'll pm you his cell number.

I'm not sure about Texas, but here in Ca you either buy in your personal name or in the name of your company. I don't believe you can purchase a property under DBA. Someone please correct me if I'm wrong.

if you don't own a company, you would just be buying the property in your own name. It would go in the "Buyer" field. I would leave Doing Business As blank.

You would fill out the contract with your personal name as the Buyer, if you dont have an LLC or company.

Is that it, or am i missing something?

Hi Arthur, you can do a double closing to make wholesaling REOs a lot easier. You don't need your own funds if you are going to use a transactional lender, which is an entity that lends you the money to close for a 1-3 day period for a percentage.

I would contact the number on the door and tell them you're interested in putting in an offer on the property.  I wouldn't tell them that you plan on wholesaling it, because if you are doing a double closing, then your company is really buying the property and theres no real reason they should have to know.

If you plan on using a double closing to wholesale this property, you can get a POF from the transactional lenders website.

You can even use a transactional lenders POF to make your offer, and then use someone else or your own funds after the offer has been accepted.

They are free to use, and work just like a POF from a bank. I've used them for all my offers and never had a problem.

Consider finding a local wholesaler with a big buyers list. They can usually buy your house quickly, with cash, and few hassles.  You should be able to find plenty here on BP. 

Or you can post your house directly on BP in the Marketplace Forum, but you need a Plus or Pro account to do so.

@Chase Hancock I do double closings. Keeps things simple for the sellers. I try to keep things pretty vague on craigslist, just basic Info and then to call me for more details. Never an address, and do not attempt with a listed property!
