Contract for House to wholesale

I have a lady who called me today and wanted to sell her house that her father passed on to her. I asked if she was the heir to the property and she said no because her dad did not leave a will. The lady told me she is the only surviving daughter and that the city has notified her as next of kin. The property has been sitting for 5 years and taxes have not been paid. Should I open title to see if there will be an issue to assign this property? Any ideas? Potential problems?
