Hello, I'm a complete newbie to Wholesaling so my question(s) is this...if I find a motivated seller...all the numbers add up regarding ARV and etc., the seller accepts my offer, assuming I'm not using any of my money, and I'm assigning the contract, is it my responsibility to find the title company or is it the buyer who accepts my offer? If this is on me, wouldn't the title company want their money upfront which defeats the purpose of "Not using your own money in wholesaling".

In Nevada (my state) it is the law that the BUYER chooses title.  Now the seller may offer an incentive but...  You may want to check into the regs. in your state as its a pretty big deal here.  With all the new CFPB stuff going into effect everythings going to be really important to get it right.
