Wholesaling with a Realtor

If a realtor has a house they cannot sell and they come to me, a wholesaler, asking me to find a buyer, how does that work? 

Does the realtor sign a marketing agreement with me?

Do we keep the contract the realtor has with the seller?

If a Realtor goes to a wholesaler to help sell his listing he is doing everything he can to sell the house. If he offers you a referral fee great. It doesnt sound like thats the case. You are in no position to enter into an agreement w the agent. If he tries to enter into an agreement w you he should lose his license. He cares more about the sale than he does for his client (the homeowner). Dont get involved with him. He's crooked.
