Thank you for the great advise. Is it possible that she sign the deed over and then we can do our flip?

I have found a property . And the owner lives in a different state. She is willing to sell the property for the behind taxes. How do I go about doing this transaction in a contract?

How do i send messages to other investors through this site? What do these mean and how do they work: colleagues, following, followers???

I'm just starting out , hoping to meet other investors in the area. I just need to know how the assignment of contract works. Correct me if i am wrong. I secure the property with the Purchase and Sales Agreement , put a small amount of earnest money with the title company within 2 day of signing the Purchase and Sales contract with the owner of the property. Second get my end buyer who is interested in the property ,go back to the Owner of the property , fill out the Assignment of Contract and have all three of us sign it??? fill out another Purchase and Sales ?? this is where i am confused...

I understand how the 3 day transaction works, however my source of funding will not put up the money unless the end buyers money is on the table. Would the end buyer still see the markup and be discouraged in the same manner?

I'm interested in doing the assignment of contract , just assigning the contract over to an End Buyer. I have two contracts to work with : assignment of contract and purchase and sales agreement. Correct me if i am wrong. I will approach the property owner with the Purchase and Sales Agreement, put up earnest money to secure the property. Do i approach my end buyer with the same Purchase and Sales Agreement before having him sign the Assignment of Contract. Knowing that he will see the original purchase price of the property without the mark up for my Fee. Would some buyers flip out on the mark up?Or is there a better way to approach the end buyer?

Lets say I find a foreclosure property, and i want to hold it for 30 days to do a quick flip as is to a buyer. What contract should be done to hold the property? Who should be present when signing the contract? Who holds the contract? Then to sell the property .
