Hedge funds don't like assignments?

Why don't Hedge funds like homes to be assigned to them? What makes them require us to close first on them? I have contacts to 2 huge hedge funds in my areas, and can make a ton of money....but I can not assign the homes to them! 

I also know of some services that will provide full funding for a fee - only - as long as you have a buyer lined up at the C end.   

Any answers?
