Madera,ca wholesaling opportunity

Hello everyone & happy holidays! My neighbor just informed me that she will be selling her home & relocating. She does not want to list with an agent due to the home needing repairs. I feel that this is a great opportunity for me to get into wholesaling & learn the business. However I feel that I'll struggle a bit with estimating repairs & the ARV. I just finished Brandon Turner's book on investing in real estate with no & low money down so I'm familiar with how the process works. My biggest concerns are getting my numbers in a good ball park, filling out the contract correctly, using the correct contract & letting my seller understand that there's a finders fee since she'll be seeing it at closing.
