Hello everyone & happy holidays! My neighbor just informed me that she will be selling her home & relocating. She does not want to list with an agent due to the home needing repairs. I feel that this is a great opportunity for me to get into wholesaling & learn the business. However I feel that I'll struggle a bit with estimating repairs & the ARV. I just finished Brandon Turner's book on investing in real estate with no & low money down so I'm familiar with how the process works. My biggest concerns are getting my numbers in a good ball park, filling out the contract correctly, using the correct contract & letting my seller understand that there's a finders fee since she'll be seeing it at closing. I have a couple of questions I need answers to and a better understanding if anyone can help me thanks! Something I keep coming across is how you should build a relationship with a real estate agent to help you out. What I don't know is what I should ask him & what I should look for in a real estate agent as a buy & hold investor. When searching for a property to purchase with a focus on cashflow, do you look to get a deal where rent is the highest in your area keeping in mind of the location as well? One thing I learned was that sfr are bought mainly for appreciation while small multi fam are bought for cashflow how much of this is true? & does that mean I can't cashflow off a sfr? Thanks again!

Hello everyone, I have set myself a goal to purchase a single family home or 4 plex by August 2015. I have a good amount of money saved up & was wondering if it's a bad idea to use your own money? Also when purchasing a buy & hold what should I look for other than cashflow & purchasing it under market value? Any helpful info would be great as well. Thanks!

Hello everyone,

I'm inspired on becoming a real estate investor. I'm originally from Fresno but I relocated to Rancho Cordova two months ago. I'll turn 21 in December. I'm in the Air Force Reserve. Buy & Hold is where my interest is at. I have read several books ( Rich Dad Poor Dad; Guide to Investing, The Richest Man in Babylon, Millionaire Real Estate Investor, Buying Foreclosures for Dummies, couple of forums and of course the podcast). However, I realized I created a cycle of reading a book after another & taking no action. I'm the type to learn by experience but fear holds me back due to what I don't know. I'm looking for guidance, tips and any other piece of information that will help me. Willing to do lunch or help you out in any sort of way.
