How to Approach Seller For Sale of the Property

Good Morning All.

I am relatively new to the wholesaling game, I have been involved on many partner deals but this would be my first solo run. I have located a house in my area which is unoccupied and in disrepair which I would love to wholesale to a local investor. However, I have been losing time from procrastinating on reaching out to the home owners. I went to the town clerk and obtained their address but am hesitant on making the visit as I do not really know how to approach them for the sale and are more so afraid of a rejection from not approaching them correctly.

Can anyone lend some advice or strategy for me to intelligently approach this home owner?
