New CA Realtor Who Wants to Wholesale and Rehab

Hello BP family,

I am almost done with earning my real estate salesperson license in CA (1 more class and then the state exam). Once I receive my license I know I need to hang it with a broker since I do not have the experience requirement to become a broker myself. In general, how receptive are brokers when it comes to wanting to hang your license with them if you only plan to use it for real estate investing (MLS access, etc.) and you're not working for them full or even part time doing listings, in the office, etc.?

I still have a full time job that I enjoy, so my plan was to speak with 10 brokers in my area and be completely upfront and honest as to my plans of investing and not focusing my attention on listings.

Any thoughts or suggestions?  Thank you in advance!

There are brokers like parkandrefer.com that have low fees and allow you to hang your license to keep it active. The downside with this place is that you can only refer deals and not actually broker any yourself.

That said, I'm sure there are plenty of brokers that are flat fee or low cost that would happily take you on.

I'd suggest you take a look at Keller Williams so that you can go through their new agent training program. Even as an investor, I found it valuable for not only the knowledge, but also the opportunity to network with top agents in the office - many of whom I still have ongoing relationships with.
