Repair Cost

I was told by someone that I could estimate the repair cost of a home and when it's under contract I could have the buyer go out and check it out and they could determine the real cost. That would lead to me re negotiating another contract with the seller. If I couldn't get a contractor to tell me the ERC is that a good strategy?

Multiply 8 to 12 dollars per square foot and that will give you a good rough estimate.
