Thanks everyone for the advice. I have been looking in the Pueblo area and it looks like it could be a pretty good market. I am really liking the idea of using a home equity loan for a investment property. The job I hate is working nights at a restaurant. Thanks again!

Hello, I am very much interested in becoming a full time real estate investor. I purchased a house ten years ago in the hopes of living in it for about two years, fixing it and then flip it. That was when the housing market took a dive and I lost all my equity. I still live in this house and now have about 100 thousand in equity. I live in the Denver area where the housing market has exploded. I would like some advice from investors on what they would do if they were in my position. I am interested in becoming a land lord and owning enough properties to sit back and collect a nice income each month. I am also interested in fix and flips. Should I sell my house, use the cash to put down on a fix a flip? Should I leverage my house and use it as a rental and purchase more rentals? I also live alone, am single, no kids and don't have anything tying me down to the Denver area, so if there are other markets where my 100K could go farther I wouldn't be apposed to moving. I have a job I hate so I would like to be making money from real estate sooner than later. Any advice from anybody would be greatly appreciated, thanks.

Multiply 8 to 12 dollars per square foot and that will give you a good rough estimate.

No problem, just make sure you stick with it and learn as much as possible, the more you learn the more it will all start to make sense and then it will be easy second nature to you. Again I can't toot Sean Terry's horn enough. He isn't one of those guys making money from selling courses, he gives his info. away for free. He is out there every day making deals wholesaling and has made millions doing it.

I got a job delivering pizzas in my Mercedes, finally got my equity back and now I'm looking to do some wholesaling.

Hi Janelle, you should really listen to the wholesale related pod casts on BP. Also look up Sean Terry, he is the real deal when it comes to wholesaling. Listen to all of his pod casts, and watch all his youtube videos. He also has a free book you can download on his website flip2freedom.com. Sean Terry will teach you everything you need to know about how to start wholesaling from marketing, talking to buyers and sellers, writing contracts and how to get going with very little money he is also very motivating. The info. that Sean gives for free many other people charge thousands and thousands for. And once you start making deals you can use your cash to invest in other forms of real estate. Hope that helps I know I owe everything I know in real estate investing to Sean Terry and this web site biggerpockets.

No, section 8 people mess your stuff up weather they have kids or not

Hello, I am new to wholesaling, I just put out my first marketing campaign and am very excited to get my first deal. I was wondering if anyone in the Denver metro area knows of any good real estate investor friendly title companies that will do double escrows/double closings.
